Thermal imaging Survey

Thermal imaging identifies issues with insulation or draughts.

Thermal imaging Survey

Our inspections are carried out using a thermal imaging camera that identifies any issues with insulation or draughts found. Your snagging report will incorporate the images. The thermal survey is a standalone survey type and is to be booked separately from Level 1, 2 and 3 surveys.

A non-destructive method of measuring temperature is infrared thermography. Our thermal imaging camera produces infrared images that can detect thermal differences (differences in temperature) within a building. An infrared camera takes a picture by using infrared radiation instead of visible light as a normal camera uses to take a picture. The images are then analysed using specialised software that allows us to detect any differences in temperature between the images.

What exactly is thermal imaging?
The term thermal imaging or infrared thermography refers to the use of visible infrared rays (IR) to detect objects that are hidden from the naked eye. A range of wavelengths in the infrared spectrum are emitted by all objects, and the wavelength varies depending on the temperature of the surface of the object.

In addition to the many uses of thermal imaging, when it comes to snagging, it is able to accurately identify any reasons that may be depriving your house of heat, which in turn costs you a lot of money in unnecessarily high energy bills.

With thermal imaging, what can we find?
Using thermal imaging inspections, we are able to identify any construction faults such as insulation defects and cold bridges in the building. In addition, we make sure that you have properly sealed windows, doors and that there are no entry points for cold air into your home or heating system, and we find any sources of heat loss within your home. Your report will include thermal image photos as part of the analysis.

What are the benefits of this?

Your house or flat can be scanned with thermal imaging to detect if there are any sources of air or moisture leaks. In order to greatly improve the quality of your house’s insulation, you will need to discover and repair any snags in the insulation that are preventing your house from retaining heat, thereby saving you a lot of money on your heating and energy bills.

We will use this method to help us find leaks in the building, as well as structural problems within the building, so that we can provide you with a clear list of what needs to be addressed in repair.

What is the best time to carry out thermal imaging?
It is necessary to conduct this survey in specific weather conditions. The procedure is best performed when the weather is cold, as a temperature difference of at least 10 to 15 degrees is required. In this way, the thermal camera can detect any temperature differences within your new home, because of this, we usually perform them in the early morning or in the evening.

It must be noted that there are some exceptions to this rule if we are carrying out other types of thermal imaging, for instance when we are performing underfloor heating inspections or when we are identifying leaks.

What Our Clients Say

“We chose Andrew James Property Surveyors based on their excellent reputation. In a very short timeframe after contacting them, they scheduled a Homebuyers Survey (Level 2) for a price we considered to be very reasonable. Within 5 days of completing the survey, they sent a detailed report that was easy to understand and clearly outlined the areas to focus on for us and our solicitors. I couldn’t have asked for a better service. Andrew James Property Surveyors is definitely a company I would recommend.”
Mr Alan B

“Exceptional service. We booked to have a Level 3 survey and valuation done on a property we were hoping to purchase. Both the survey and valuation were very thorough and I felt like no stone was left unturned. Andy was amazing, calling the same day the reports were issued to help understand the conclusions, plus we knew we could call if we had any further queries. We felt like we were in very safe hands and that we’d really been looked after. What a great team! Will definitely use them again.”
